Castle Rock Shoppes

LSA started out this high country development with an immediate six-figure cost savings when the civil engineer had used assumptions sizing the water entrance. Water service is an extreme cost in Castle Rock as a 3” meter costs over $250,000. A thorough evaluation of the project and a close conversation with the City allowed the size to be reduced to 2” and the savings went back into the development. Big box stores like Michael’s, Office Max and Linen’s and Things anchored the site with smaller stores rounding out the main building. Two outparcels were developed into multi-store arrangements including a Starbuck’s, barber shop, Chipotle and others. Strict site lighting requirements required photometric layouts as the site expanded into the outparcels. Each store had its own prototype requiring site modifications, particularly electrical service equipment that met Castle Rock standards. Consistent façade lighting held theproject together as it grew.

Harley Davidson - Store & Restaurant

This project is a renovation of a County maintenance facility located on the Fairgrounds property that created a new Harley Davidson retail store and restaurant within. A two-level arrangement allowed shop areas in the lower walk-out level while the showroom and restaurant occupied the upper level. Additional retail shops are located in the back parking area and occupy a former garage area. The motorcycle shop theme is carried throughout the project in its lighting and ductwork. This multi-use facility creates Code challenges that need careful attention to ensure a compliant yet affordable solution.
